<br />WARRANTY DEED
<br />
<br />W. F. HOPPE, JR., a single person, GRANTOR, in consideration of
<br />ONE HUNDRED THIRTY THOUSAND DOLLARS ($130,000.00), receipt of which
<br />is hereby acknowledged, conveys to JAMES G. RECTOR, an undivided
<br />one-half interest, to HAROLD F. HOPPE, JR., an undivided one-fourth
<br />interest, and to ROBERT M. PESHEK, an undivided one-fourth interest,
<br />as tenants in common, GRANTEE, the following described real estate
<br />(as defined in Neb. Rev. Stat. 76-201):
<br />
<br />PARCEL 1: An undivided one-third interest in and to
<br />a tract of land compriSing all of Lots One
<br />(1) through Nine (9), inclusive, in French
<br />Village Subdivision, and all of Lots One (11,
<br />Two (2), Eighteen (18) and Nineteen (19) of
<br />Concannon Subdivision, all in the City of
<br />Grand Island, Hall County, Nebraska;
<br />
<br />and
<br />
<br />PARCEL 2: An undivided one-third interest in and to
<br />all of Blocks Eighty (80) and Ninety-three
<br />(93) in Wheeler and Bennett's Fourth Addition
<br />to the City of Grand Island, Hall County, Nebraska;
<br />
<br />subject to covenants, restrictions and easements of record and
<br />Parcel 1 being subject to a mortgage in favor of Government National
<br />Mortgage Association as recorded in Book 145 at Page 321 of the
<br />Records of the Register of Deeds of Hall County, Nebraska, and
<br />Parcel 2 being subject to a mortgage in favor of Government Natio. .1

<br />Records of the Register of Deeds of Hall County, Nebraska.
<br />
<br />GRANTOR covenants with GRANTEE that GRANTOR:
<br />
<br />(1) is lawfully seised of such real estate and that it is
<br />free from encumbrance except as set forth above;
<br />
<br />(2) has legal power and lawful authority to convey the same;
<br />
<br />(3) warrants and will defend title to the real estate against
<br />the lawful claims of all persons.
