NIEMOTH, husband and wife, each in his and her own right and as spouse of the other, herein called the Grantors in consideration of ONE DOLLAR ($1,00), LOVE AND AFFECTION AND CREATION OF JOINT TENANCY, received from Grantees do grant, bargain, sell, convey and confirm unto RANDALL L. NIEMOTH and SHARON K. NIEMOTH, husband and wife, as joint tenants with right of survivorship and not as tenants in common, herein called the Grantees, the following described real estate in Hall County, Nebraska: A tract of land compr~s1ng a part of the Northwest Quarter of the Southwest Quarter (NW~SW~l of Section Fifteen (15), Township Twelve (12) North, Rang~ Nine (9), West of the 6th P.M., in Hall county, Nebraska, more particularly described as follows: Beginning at a point on the west line of said Section Fifteen (15), said point being 279.5 feet south of the northwest corner of said Southwest Quarter (SW~); thence southerly along the west line of said Section Fifteen (15), a distance of 208.71 feet, thence deflecting left 90000' and running easterly, a distance of 241.71 feet; thence deflecting left 90000' and running northerly, a distance of 208.71 feet; thence deflecting left 90000' and running westerly, a distance of 241.71 feet to the place of beginning and containing 1.158 acres more or less. TO HAVE AND TO HOLD the above described premises together with all tenements, hereditaments and appurtenances thereto belonging unto the Grantees and to their assigns, or to the heirs and assigns of the survivor of them forever. And Grantors do hereby covenant with the Grantees ..lat Grantors are lawfully seized of said premises; that they are free from encumbrance, except easements of record, that Grantors have good riqht and lawful authority to convey the same; and that Grantors warrant and will defend the title to said premises against the lawful claims of all persons whomsoever. It is the intention of all parties hereto that in the event of the death of either of the Grantees, the entire fee simple title to the real estate shall vest in the surviving Grantee.
