<br />ALLYN W. EATON and CHARLOTTE S. EATON, husband and wife, GRANTORS,

<br />received from GRI\NTEES, GENE GRAVES and BARBARA A. GRAVES, husband aIld

<br />the following described real estate (as defined in Section 76-'201 of the
<br />Revised Statutes of Nebraska) in Hall County, Nebraska:

<br />A tract of ground in the Southwest Quarter (SW~) of Section
<br />Twenty-Three (23), Township Eleven (11) North, Range Nine (9)
<br />West of the 6th P.M., in Hall County, Nebraska, described as
<br />follows: Starting at a point on the West section line of said
<br />Section Twenty-Three (23), Four Hundred Twenty-three Feet
<br />(423') North of the Southwest corner of said Section, this
<br />point also being on the Centerline of the Wood River channel;
<br />thence northerly on the Section line a distance of Nine Hundxed
<br />Forty-nine Feet (949'); thence at an angle of Ninety Degrees
<br />(900) to the right a distance of Six Hundred Sixty-five Feet
<br />(665') to the Centerline of the Wood River channel; thence
<br />upstream on the Center line of such Wood River channel to the
<br />point of beginning and containing 7.0 Acres, more or less, and
<br />such tract being a part of Governn~nt Lot One (1) of the Main-
<br />land, which tract of ground is described by metes and bounds in
<br />the Plat of Survey certified to by Lester Ehlers, Registered
<br />Land Surveyor and Hall County Surveyor, on October 19, 1959,
<br />identified as Exhibit "An attached to and made a part of the
<br />Warranty Deed filed for record in the Office of the Register of
<br />Deeds of Hall County, Nebraska, on !<ov(,mber 14, 1959, recorded
<br />in Book 129 of Deeds at page 447, subJect t.o the "use for .road
<br />purposes" of a strip Twenty-seven Feet (27') wide off the left
<br />side thereof dS provided in the Deed recorded in Sook 37 at
<br />page 98 of Deed Records of Hall Coun'ty, Nebraska,

<br />subJect to covenants, conditions, restrictions, reservations, easements
<br />of record, vis~ble easements, zoning ordinances, laws and regulations,
<br />and "\lse for road purposes" as contained in the foregoing description.

<br />GRANTORS jo~ntly ;md sev."rally covenant with GRANTEES:
<br />
<br />(1) GRANTORS are lawfully seised of the real estate;
<br />
<br />(2) the real estate ~s free tram encumbrances except for covenants,
<br />conditions, restrictLons, reservations, easements of record,
<br />visible easements, zoning ordinances, laws and regulations, and
<br />subject to the "use for road purposes" described in the description
<br />of the real estate in this Deed;

<br />(3) GRI\NTORS have leqal power and lawful authority to convey the
<br />real estate; and
<br />
<br />(4) GRANTORS warrant and will defend title to the real estate
<br />a9&inst the lawful claims of all persons.
