<br />FIRST STREET RENTAL, a Nebraska general partnership, herein
<br />called the Grantor, for and in consideration of the assumption of
<br />partnership indebtedness in respect to the real estate hereby
<br />conveyed by Grantees, and in consideration of other good and
<br />valuable consideration received from Grantees, does grant,
<br />bargain, sell, convey and confirm unto TERRENCE SCHMIDT and
<br />BARBARA A. SCHMIDT, husband and wife, as equal tenants in common,
<br />herein called the Grantees, the following-described real estate
<br />in Hall County, Nebraska,
<br />
<br />Lot Seven (7) in Block One Hundred Fifteen
<br />(115\ in Railroad Addition to the Town, now
<br />City, of Grand Island, Hall County, Nebraska.
<br />
<br />TO HAVE AND TO HOLD the premises above-described, together
<br />with all the tenements, hereditaments and appurtenances thereunto
<br />belonging, unto the said Grantees and to Grantees' heirs and
<br />assigns forever. And Grantor hereby coveoants with the said
<br />Grantees and with Grantees' heirs and assigns, that Grantor is
<br />lawfully seized of said premises, that they are free from encum-
<br />brance with the exception of that indebtedness owing to Russell
<br />Savings Association herein to be assumed by Grantees and that
<br />Grantor has good right and lawful authority to sell the same; and
<br />Grantor hereby covenants to warrant and defend the title to said
<br />premises against the lawful claims of all persons whomsoever.
<br />And the said Grantor hereby relinquishes all right, title, claim
<br />and interest in and to the above-described premises.
