<br />KNOW ALL MEN BY THESE PRESENTS, that Maurice Reeves,
<br />also known as Maurice L. Reeves, a single person, herein called
<br />the grantor, in consideration of $23,900.00 received from the
<br />grantees, does grant, bargain, sell, convey and confirm unto
<br />CAROL J. STAPLES and ROBERT H. STAPLES, wife and husband, as joint
<br />tenants with right of surivorship, and not as tenants in cOmlll.on,
<br />the following described real property in the City of Grand Island,
<br />Hall County, Nebraska: LOT TWo (2) PARK SUBDIVISION, also known
<br />as 2420 Commerce.
<br />
<br />TO HAVE AND TO HOLD the above -described premises to-
<br />gether with all tenements, hereditaments and appurtenances thereto
<br />belonging unto the grantees and to their assigns, or to the heirs
<br />and assigns of the survivor of them forever.
<br />
<br />And grantor does hereby covenant with the grantees and
<br />with their assigns and with the heirs and assigns of the survivor
<br />of them that grantor is lawfully seised of said premises and that
<br />they are free from encumbrance except for the following, all of
<br />which will be deducted from the selling price and which grantees
<br />assume and agree to hoJ.d grantor harmless with respect theretoj
<br />to-wit: !lortgage to Equitable Building & lDan Association, Grand
<br />Island, $15,302.76; City sewer assessment, $852.37; delinquent
<br />taxes for second half of 19?2, $222.34. Also grantees to deduct
<br />for revenue stamp tax, :;26.40; for title insurance which they will
<br />obtain, $94.00; release of mort~age, $5.50; for quiet-title suit,
<br />:$ !lone The 1983 taxes are to be prorated and then
<br />assumed by grantees.

<br />And grantor does hereby covenant with the grantees and
<br />with their assigns and with the heirs and assigns of the survivor
<br />of them that he, the grantor, has €ood right and lawful authority
<br />to convey the same and that grantor warrants and will defend the
<br />title to said premises against the lawful claims of all persons
<br />whomsoever, except those encumbrances specifically set forth above
<br />which are to be assumed by grantees after appropriate deductions
<br />therefor.

<br />It is the intention of all t~rties hereto that in the
<br />event of the death 0f eitber of the ~~antees, the entire fee simple
