<br />WAYNE P. THESENVITZ, herein called the Grantor, in considera-
<br />tion of TEN DOLLARS ($10.00) AND OTHER GOOD AND VALUABLE CONSIDER-
<br />ATION received from Grantees, does grant, bargain, sell, convey
<br />and confirm unto LOYD A. LUEHR and JUDITH A. LUEHR, as joint
<br />tenants with right of survivorship and not as tenants in common,
<br />herein called the Grantees, the following-described real estate
<br />in Hall County, Nebraska:

<br />A tract of land located in Lot six (6) in the Northeast
<br />Quarter (NE~) of Section Nine (9), Township Nine (9)
<br />North, Range Eleven (11) West of the 6th P.M., Hall
<br />County, Nebraska, described as follows: Commencing at
<br />the Southeast corner of said NE~, Section 9, said
<br />corner being also the Southeast corner of said Lot 6,
<br />thence West along the South line of said Lot 6, 616.34
<br />feet to the point of beginning, thence continuing West
<br />along the South line of said Lot 6 a distance of 687.12
<br />feet to the Southwest corner of said Lot 6, thence N
<br />0016'15" E 726.86 feet, thence S 0022' W 360.64 feet to
<br />the point of beginning. Said parcel contains 3.85
<br />acres, more or less,

<br />A tract of land located in said Lot Six (6) in the
<br />Northeast Quarter of said Section 9 described as
<br />follows: Beginning at, the Southeast corner of said
<br />NE~, Section 9, said corner being also the Southeast
<br />corner of said Lot 6, thence West along the South line
<br />of said Lot 6, 616.34 feet, thence N 73"39' E 643.87
<br />feet to a Doint on the East line of said NE~ and said
<br />Lot 6, the~ce S 0.28'20" W along the East line of said
<br />NE~ and said Lot 6 181.28 feet to the point of
<br />beginning. Said parcel contains 1.28 acres, more or
<br />less, of which 0.14 acre is presently established road
<br />right-of-way along the East side thereof.

<br />TO HAVE AND TO HOLD the above-described premises together
<br />with all tenements. hereditaments and appurtenances thereto
<br />belonging unto the Grantees and to their assigns, or to the heirs
<br />and assigns of the survivor of them forever.
<br />
<br />And Grantor does hereby covenant with the Grantees that
<br />Grantor is lawfully seized of said premises, that they are free
<br />from encumbrance; that they are conveyed subject to covenants,
<br />~onditions, restrictions, reservations and easements of record;
<br />that Grantor has good right and lawful authority to convey the
<br />same; and that Grantor warrants and will defend the title to said
<br />premises against the lawful claims of all persons whomsoever.
<br />
<br />It is the intention of all parties hereto that in the event
<br />of the death of either of the Grantees, the entire fee simple
<br />title to the real estate shall vest in the surviving Grantee.
