<br />and wife, as joint tenants with right of survivorshi.p,and
<br />not as tenants in common, herein called the Grantors', for
<br />and in consideration of the sum of ONE DOLLAR ($1. OO), LOVE
<br />AND AFFECTION AND SEVERANCE OF JOINT TENANCY, received from
<br />Grantee, do grant, bargain, sell, convey and confirm unto
<br />DONALD E.STOLTENBERG the following described real estate
<br />situated in Hall County, Nebraska:

<br />the Northwest Quarter (NW~) of Section Thirty-
<br />Five (35), Township Twelve (12) North, Range
<br />Ten (10) West of the 6th P.M., Hall County,
<br />Nebraska.

<br />TO HAVE AND TO HOLD the premises above described,
<br />together with all the tenements, hereditaments and appurtenances
<br />thereunto belonging, unto the said Grantee and to Grantee's
<br />heirs and assigns forever. And we hereby covenant with the
<br />said Grantee and with Grantee's heirs and assigns, that we
<br />are lawfully seized of said premises, L~at they are free
<br />from encumbrance, except easements or record, and that we
<br />have good right and lawful authority to sell the same; and
<br />we hereby covenant to warrant and defend the title to said
