I .77 <br /> <br />THE CHAIRMAN AND MEMBERS OF THE <br />BOARD OF THE HALL COUNTY BOARD <br />OF SUPERVISORS <br />Hall County Courthouse <br />Grand Island, Nebraska 68801 <br /> <br />Gentlemen: <br /> <br />The undersigned owners of the property described below, respect- <br />fully p~tition the Hall County Board of Supervisors to modify <br />the Ag-l zoning requirement pertaining to the following described <br />real estate as shown in Exhibit 1 which is a plat of the <br />tract and is marked Exhibit 1 and attached hereto and is <br />legally described as follows: <br /> <br />A tract of land in the Northeast Quarter (NE%) of the <br />Southeast Quarter (SE~) of Section One (1), Township <br />Twelve (12), North, Range 12, West of the 6th P.M., <br />Hall County, Nebraska, described as follows: Commencing <br />at the East Quarter corner of said Section I, thence West <br />on the Half Section line a distance of 614.1 feet, thence <br />Southeasterly 132037' left a distance of 87.7 feet to <br />a point of curvature, thence Southeasterly on a 2,939.79 <br />foot radius curve to the right a distance of 844.9 <br />feet; thence Northeasterly on a radius of the curve a <br />distance of 147.5 Feet to a point on the East line of <br />said Section; thence North on Section line 742.7 feet <br />to the point of beginning. Said tract contains 6.4 <br />acres, more or less. <br /> <br />It is requested that the zoning requirements of Ag-l land <br />use be modified to permit a division of the tract as is shown <br />in the drawing marked Exhibit 1 to permit the use of the <br />southerly 3.5 acres for use as a separate building cite for <br />the reason that the tract while zoned Ag-l and taxed as prime <br />agricultural land is rough and grown over with trees, not <br />suitable to cropping, and not suitable to any other use <br />being bordered on the east by a county road and on the south <br />and' west by State Highway No. 11; that a modification of the <br />Ag-l zoning of the entire tract to permit the use of the <br />indicated 3.5 acres for additional home site building is the <br />best and only use suitable for said property; that it will <br />increase the value thereof by being put to use as a home site <br />while still preserving an adequate space of approximately 2.9 <br />acres as a home site for the existing home as shown on the <br />attached Exhibit 1. <br /> <br />Wherefore, petitioners pray for a modification of zoning require- <br />ments by this Board, and directions to the County Building <br />Inspector to issue a permit to ere~t a residence upon the south <br />3.5 acres as indicated on Exhibit att e ireto. <br /> <br />/ <br /> <br />
