Lessee shall have a grace period of <br />ten days of and from the due date <br />of the monthly rent within which to <br />pay the same; <br /> <br />7. This lease is subject to the rights of <br />KMMJ, who currently has an option upon <br />the premises for purposes of installing <br />and maintaining antenna equipment. The <br />effect of such option upon the lease is <br />outlined in a letter dated July 8, 1980, <br />signed by Willard L. Morton, station <br />manager, a copy of which is attached <br />hereto, marked Exhibit A, and made a <br />part hereof by reference, the contents <br />of which both Lessor and Lessee agree <br />to be bound by; <br /> <br />8. The term of this lease and Lessee's <br />possession of the premises shall <br />commence on the first of the month <br />following approval of the Federal <br />Department of Environmental Control. <br />In the event such approval is not <br />obtained within a period of 90 days <br />of and from the date this lease is <br />signed, then tb~s lease agreement <br />shall be null and void and of no <br />force and effect. <br /> <br />OPTION <br /> <br />above captioned premises from Lessor, and for and in <br /> <br />For and in consideration of Lessee leasing the <br /> <br />consideration of the sum of $2500, receipt of which ic <br /> <br />hereby acknowledged by Lessor, Lessor does hereby give <br /> <br />and grant Lessee an exclusive option to lease the following <br /> <br />described property: <br /> <br />Northwest Quarter (Nwk) of the Southwest <br />Quarter (SW4), Section Thirty (30), <br />Township Eleven North (11), Range <br />Twp.lve (12), West of t~e Sixth P.M., <br />Hall County, Nebraska; <br /> <br />for a period of twenty years, subject to the same use, terms <br /> <br /> <br />and conditions as set forth in the above and foregoing lease, <br /> <br />excepting for the consideration Ivhich Lessor and Lessee agree <br /> <br />
