I 83-004651 together with the following rights: 1. Grantee shall have the right of ingress andegres~, including all rights necessary for the full and complete use, occupation, and enjoyment of the easement herein granted, inciud,;.. ing but not limited to the right to excavate, remove, and replace underground wiring, conduit, and other appurtenances for the efficient operation of a traffic signal, to remove trees, bushes, hedges, undergrowth, and other obstructions inter- ferring with the efficient operation of a traffic signal adja- cent to said easement. 2. The Grantor shall not place structures or buildings or any kind whatsoever within the easement conveyed by this agreement; provided and conditioned. that continued maintenance of the hardsurfacing in the easement orea is permissible, Any hardsurfacing disturbed during the nitial installation of the underground wiring t conduit, and appurtenances to a traffic signal shall be removed and replaced at the expense of the Grantee; and provided, further, that when said hardsurracing needs to be removed to service said traffic signal, it, too, shall be removed and replaced at the C'xpense ot the Grantee. 3. The Grantor covenants that It has lawful possession of said real estate, good dght and lawful authority to make such conveyance, and that the easement herein granted shall run with the title to the real estate and be binding upon the Grantor, its successors and assigns.
