<br />JOHN PREISENDORF, JR. and MARILYN PREISENDORF, husband and wife,
<br />GRANTORS, in consideration of the sum of ONE HUNDRED SEVENTY-FIVE THOUSAND
<br />DOLLARS ($175;000.00) received from GRANTEE, grant, bargain, sell and
<br />convey to ROBERT L. KRIZ, GRANTEE, the following described real estate
<br />situate<i in Hall County, Nebraska:

<br />Villa No.9 in Fairway Villas Condominium Property Regime II,
<br />Grand Islcmd, Hall County, Nebraska, as described in the Master
<br />Deed Creating Fairway Villas Condominium Property Regime II..
<br />
<br />TO HAVE AND TO HOLD the premises above described, together with all
<br />the tenements, hereditaments and appurtenances thereunto belonging, unto
<br />the GRANTEE and to GRANTEE'S heirs and assigns forever in fee simple.
<br />
<br />GkANTOR$ covenant wi th GRANTEE and with GRANTEE'S heirs and assigns
<br />that:
<br />
<br />1. Grantors are lawfully seised of the real estate;
<br />
<br />2. The real estate is free from all liens and encumbrances, except for
<br />real estate taxes for 1983 and restrictions and easements of record,
<br />and except as stated in the Master Deed Creating Fairway Villas
<br />Condominium Property Regime II;
<br />
<br />3. GRANTORS have legal power and lawful authority to convey the real
<br />estate to GRANTEE; and
<br />
<br />4. GRANTORS warrant and will defend title to the real estate against the
<br />lawful claims of all persons.
<br />
<br />By the acceptance of this Deed, GRANTEE assumes and agrees to observe
<br />and to perform all of the obligations required of GRANTEE in the Master Deed
<br />Creating Fairway Villas Condominium Property Regime II including, but not
<br />limited to, the payment of assessments for the maintenance and operation of
<br />the condominium.
<br />
<br />GRANTORS relinquish all right, title, claim and interest in and to
<br />the real estate conveyed to GRANTEE by this Deed.
<br />
<br />John Preisendorf, Jr., one of the GRANTORS in this Deed, is one and
<br />the same person as DJOHN PREISENDORFD in the Warranty Deed filed for
<br />record in the Office of the Register of Deeds of Hall County, Nebraska, on
<br />February 14, 1983, recorded as Document No. 83-000708, notwithstanding the
<br />discrepancy in names.
