<br />83- 002814 <br /> <br />AGREEMENT FOR THE SALE OF REAL ESTATE <br /> <br />THIS AGREEMENT, made and entered into this 3.e~ay of March, <br /> <br /> <br />1982, by and between SUSAN L. JEFFRES, a single person, hereinafter <br /> <br /> <br />referred to as "Seller", and KENNETH A. WINFREY ,a single verson and <br /> <br /> <br />ALAN R. EMKEN, a married person, herefunafter referred to as the <br /> <br />"Buyers". <br /> <br />WITNESSETH: That the Seller hereby covenants and agrees that <br /> <br />if the Buyers shall first make the payments and perform the coven- <br />ants, hereinafter mentioned, on his or their parts to be made and <br /> <br /> <br />performed, the Seller agrees to furnish Buyers a good and sufficient <br />Abstract of Title, showing markable title of record to the premises, <br />hereinafter described to the Sellers, and will convey and assure <br />to the said Buyers, in fee simple, clear of all encumbrances except <br /> <br />for easements of record, a good and sufficient Warranty Deed, as <br /> <br />tenants in common, the following piece and partial of ground, to-wit, <br /> <br />real' e.state <br /> <br />commonly known as <br /> <br />1515 ~. Locust, Hall County, <br /> <br />Nebraska, and more particularly described as follows, to-wit: <br /> <br />The South One-half (st) of Lot Five (5), Block <br />Eighty-five (85) Wheeler and Bennett's Fourth <br />addition to the city of Grand Island, Hall County, <br />Nebraska. <br /> <br />together with all appurtenances thereunto, belonging and now thereon, <br /> <br /> <br />including all carpeting, drapery rods and window air conditioner. <br /> <br />For which the Buyers covenant and agree to pay the amount of <br /> <br /> <br />Twenty Tho~sand Five Hundred Dollars ($20,500.00) for said premises <br /> <br /> <br />to the Seller. <br /> <br />(1) The purchase price shall be paid in amounts as follows: <br /> <br />(a) The sum of Two Hundred Dollars ($200.00) as earnest <br />money to be applied towards the purchase price of the <br />above described property. receipt whereof is hereby ack- <br />nowledged. <br /> <br />(b) The amount of Thirty-eight Hundred Dollars ($3,800) <br />upon the signing and closlling of this agreement, receipt <br />whereof is hereby acknowledged. <br /> <br />(c) The balance in the amount of Sixteen Thousand Five <br />Hundred]:)allars ($16.,500) to be paid in monthly payments <br />with the unpaid balance in said amount bearing intere!';lt <br />at twehre (i~)percent per annum. said monthly payments <br />to cOllll1lence on April 1. 1982, and shall be in the amount <br />as represented by the attached amortization schedule, <br />rnarll;ed eXhibit "AU, and made a part hereof by reference. <br /> <br />(1.) <br />
