<br />r <br /> <br />~:) <br />"-J..J- uU259f5 <br /> <br />CORPORATION WARRANTY DEED <br /> <br />The Duff Company, Inc., a Corporation organized and existing under the <br />laws of the State of Nebraska, GRANTOR, in consideration of ONE HUNDRED <br />THOUSAND DOLLARS ($100,000.00), received from GRANTEE, Brett A. Duff, conveys <br />to GRANTEE, the following described real estate (as defined in Neb. Rev. Stat. <br />76-201): <br /> <br />Commencing at the Northeast corner of Lot One (1) in Block Three <br />(3) in West's Subdivision in the Northwest Quarter of the Northeast <br />Quarter (N~E~), Section Twenty (20), Township Eleven (11) North, <br />Range Nine (9) West of the 6th P.M., thence South along the East <br />line of said Lot One (1) and, as projected, to a point on the East <br />line of Lot Five (5), Block Four (4) in said West's Subdivision, <br />which is 33.2 Feet South of the Northeast corner of said lot and <br />which point is the intersection of the East line of said Lot Five <br />(5) with the Northerly line of the property now owned by the City <br />of Grand Island, which was condemned for viaduct purposes, thence <br />Westerly along the Northerly line of said property so condemned <br />to a point which is Six Feet West of the West line of said Block <br />Five (5), thence North along the center line of what was formerly <br />the alley in said Blocks Three (3) and Four (4), to a point Six <br />Feet West of the Northwest corner of Lot One (1) in said Block <br />Three (3), thence East a10nQ the North line of said Lot One (1) <br />as projected Westerly, to the place of beginninQ; being ali of <br />Lot One (1) in said Block Three (3), that part of Lot Five (5) <br />in Block Four (4) which was not condemned for viaduct purposes, <br />one-half of the vacated alley adjoininQ said Lots One (1) and Five <br />(5) on the West, and that part of what was formerly Thorn Street <br />from the West line of Waldo Avenue to the center line of said alley, <br />all in said West's Subdivision in Hall County, Nebraska. <br /> <br />GRANTOR covenants (jointly and severally, if more than one) with GRANTEE <br />that GRANTOR: <br /> <br />(1) is lawfully seised of such real estate and that it is free from <br />encumbrances except for covenants, restrictions and easements of record; <br /> <br />(2) has legal power and lawful authority to convey the same; <br /> <br />(3) warrants and will defend title to the real estate against the lawful <br />claims of all persons. <br /> <br />Executed <br /> <br />NEBRASKA DOCUMENTARY <br />STAMP TAX <br /> <br />"- <br />/:: <br />'< <br />" <br />."- <br />G <br />a <br />;.:; <br />i! <br />'? <br />SS: <br /> <br />TH::2iOHPANY.
