<br />This conveyance is intended for the purpose of securing the payment to Bet+efieiery of Trusters' promissory note of even date in the
<br />amount stated above as "Principal Amount of Loan". The agreed rate of interest per annum provided for in said note is the AgreedRate
<br />of Interest on Prircipal Amount of Loan stated above, computed on unpaid balances of Principal Amount of Luau. Said loan is repayable
<br />in the number of monthly matalments stated above- The amount of the instalment payments due on said loan is stated above. The Gist
<br />and final instalment due dates on acid loan are stattd above. Poyment may be made in advance m any amount at any time. Default
<br />in making any payment shall, at the Beneficiary's option and without notice or demand, render the entire unpaid balance of said loan
<br />at once due and payable, leas any required rebate of charges tin[ereatt.
<br />To protect the security ol'this Ueed of Trust. Trustor rnvenants and agreos:
<br />1. To keep the property in goad rnndition and repair; to permit no waste thereof; to wmplete any building, structure or improvement
<br />being built or about to be built thereon; to restore promptly any building, structure or improvement thereon which may fie damaged or
<br />destroyed; and to cemply with all lawn, ordinances, regulations, covenants, conditions end rentridiona affecting the property.
<br />2. 1b pay befoth delinquent all lawful taxes and assessments upon the property; to keep the property free end clear of all other charges,
<br />liens or encumbrances impairing the security oC this Used of Trust.
<br />3. To keep all buildings now or hereafter erected on the property described herein continuously insured against lose by fire or other
<br />haionrds in an amount not leas than the total debt sw:ured 6y this Deed of 7tust. All policies shall fie held by the Beneficiary, and be
<br />in such companies as the Beneficiary may approve sad have Ines payable first to the Beneficiary as tta interest may sppear and then
<br />to the Troator. The anaunt rollected under soy insurance policy may be applied upon any indebtedness hereby secured in such order as
<br />the Beneficiary shall determine. Such application by the Beneficiary shall not cause dierontinuance of any protreedings to Toreclase this
<br />Deed of Trust or cure or waive any default ar notice of default nr inva[idete any sat done pursuant to such notice. [n the event of foreclosure,
<br />all rights of the Trustor in ieswnece petteieathen in farce shall pass to the purchaser at the foreclosure aids.

<br />5. To defend any' action or pn+ceeding purporting to affect the security hereof or the rights or powers at Beneficiary or Trustee.
<br />6. Should Trustor tab to pay when due any taxes. oasesen+ents, insurance premiums, lions, encumbrences or other chargra against the
<br />property hereinabove described, Beneficiary may pay the same, and the amount ao paid, with interest at the rate set forth in the nute~
<br />secured hereby, shall be added to and become a pert of the debt secured in this Deed of `Rust as permittwl by law.
<br />IT lS MITTUALLY AGREED THAT
<br />1. In the event any portion of the property is taken or damaged in an eminent domain proceeding, the entire amount of the award -
<br />or such portion thereof as may be neixseary to fully satisfy the obligation secured hereby, shall fie paid to Beneficiary to fie applied to
<br />said obligation.
<br />2. Ry accepting payment of any sum secured hereby after its due date, Beneficiary does not waive its right W require prompt payment
<br />when dire of a0 other sums eo secured or to declare defnult for failure to so pay.
<br />3. The Trustee shall reWtivey all or any part oC the property covered by this Ikr!d of Trust to the periwn emitted thereto, on written
<br />request of the Trustor and the Beneficiary, or upon satisfaction of the obligation secured and written reiluest for recunveyance made by
<br />the Beneficiary or the person entitled thereui.
