<br />VII. COVENANTS CONDITIONS AND RESTRICTIOAS
<br />The following covenenats, conditions and restrictions relating to this
<br />condominium regime shall run with the land and sha12 he bindang_upon all
<br />grantees, devisees, mortgagees and any other persons who use the property„
<br />including the persons who acquire the interest o:f any owner through foreclosure,
<br />en£orcemectt., of any lien or otherwise:
<br />a. The Windsor Square Association, Lnc., a Nebraska nonprofit corpora-
<br />tion, has been incorporated to provide a vehicle for the management of the.
<br />condominium. Each owner shall automatically be deemed a member of said
<br />Association. The By-Laws of said Association are also the by-haws-pf this
<br />condominium property regime and. are attached hereto as Ex}tibi-t "'}~":
<br />b. All general common elements are for the use and enjoyment of all
<br />owners. The limited common elements are for Che exclusive use of the.ownes
<br />of the suite ar suites to which they are appurtenant, his £amilp; gueRts; sex-
<br />vents, and invitees. The awnersl°i:t.p of. the common elements she-il remain
<br />undivided, and no person or owner shall bring any action far thepartit.ion or
<br />division of the common elements. "7'he Association shall from time to Lrrke:
<br />establish rules and regulations for the use of the common e7:emerts. 'Ihe
<br />share of an owner ir. the Gammon elements is appurtenant to his suite and
<br />inseparable from suite o-wnership. Assessments against owners for itisurzipce;

<br />(3) To refrain frorg painting, decorating or changing the appearaaee of

<br />Association in writing.
