<br />the sums secured by this Deed of Trust shall continue unimpaired. Upon such payment and cure by Borrower, this Deed of
<br />Trust and the obligations secured hereby shall remain in full force and effect as if no acceleration had occurred.
<br />20. Aseistttuent o7 ReMS; AppniMment of Receiver; Lender in Possession. As additional security hereunder, Borrower
<br />hereby assigns [o Lender the rents of the Property, provided that Bortower shall, prior to acceleration under paragraph 18
<br />hereof or abandonment of the Property, have the right to collect and retain such rents es [hey become due and payable.
<br />Upon acceleration under paragraph IS hereof or abandonmtnt of [he Property, Lender,. in person, by agent or by
<br />judicialty appointed receiver, shall be entitled to enter upon, take possession of and manage the Property and to collect fhe
<br />rents of--the Property including thou past due. All rents collected by Lender or the receiver shall be applied fits[ to payment
<br />of the costs of management of the Property and collection of rents, including, but not limited to, receiver's feu, premfums-
<br />on raeiver's bonds and reasonable attorney's fees, and then to the sums secured by this Deed of Trust. Lender and the-
<br />receiver shall be liable to account only for those rents actually received.
<br />21. Future-Advattees. Upon request of Borrower, Lender, at Lender's option, prior to full reconveyance of the Property
<br />by Trustee to Borrower, may make Future Advances to Borrower. Such Future Advances, with interest thereon, shall-be
<br />secured by this Deed of Trust when evidenced by promissory notes stating that said notes are secured hereby. At no-tiineahall-
<br />the principal amount of the indebtedness secured by this Deed of Trust, not including sums advanSRd-1n a~c~ordance-herewith
<br />to protect the security of this Deed of Trust, exceed the original amount of the Note plus US S__5..f7.U,r.. _.._.___.__._.
<br />22. Retneveyance. Upon payment of all sums secured by this Deed of Trust, Lender shall request Trustce to reconvey
<br />the Propetty and shall surrender this Deed of Trust and all notes evidencing indebtedness secured by this -Cleed of Trust
<br />to Truster. Trustee shall reconvey the Property without wartanty and without charge to the person or persons legally
<br />entitled thereto. Such person or persons shalt pay all costs of recordation, if any.
<br />2J. Substitute Trustee. Lender, at Lender's option, may from time to time remove Trustee and appoint a successor
<br />trustee to any Trustee appointed hereunder by an instrument recorded in the county in which this Detd of Trust is recorded.
<br />Without conveyance of the Property, the successor trustee shall succeed to all the title, powtr and duties conferred upon
<br />the Trustee herein and by applicable law.
<br />24. Request for Notice. Borrower requests that copies of the notice of default and notice of sale be sent to Borrower's
<br />address which is the Procerty Address.
<br />25. As long as this Deed of Trust is held by the Mehraska Mortyage Finance Fund (or its legal successor, the Nebraska
<br />investment Finance Authority), the Lender may, at Lender's option, declare all s s secured by this Deed of Trust 'to b! im~e-
<br />diately due and payable if Borrower omits or misrepresents a fact i application for this Deed of Trust, including-, with-
<br />out limitation, anything contained in the Mortgagor's Atf idavit andnCerti fication executed by Horrow¢z in conjunction with
<br />Lhis Deed of Tcust.
