<br />(b) the repayment of all other sums, with interest thereon, which
<br />may heretofore have been or hereafter be advanced by Lender to
<br />Trustor or Trustor's successor in interest or Trustor's succes-
<br />sor in title;
<br />(c) the repayment of all other sums, with interest thereon, ad-
<br />vanced in accordance with this Trust Deed to protect the secur-
<br />ity of this Trust Deed and the performance of the covenants and
<br />agreements of Trustor set forth herein; and
<br />(d) the repayment of any future advances, with interest thereon,
<br />made to Borrower 6y Lender pursuant to paragraph 18 hereof,
<br />(e) the repayment of any other indebtedness of Borrower to Lender,
<br />including any and all loans or lines of credit, whether said
<br />loans or lines of credit are due in installments, periodically,
<br />on a revolving basis, or in a lump sum, and whether said loans
<br />or lines of credit result from the direct disbursement., over-
<br />draft, continuing commitments alone, or any other basis (THIS
<br />PARAGRAPH SHALL NOT CONSTITUTE NOR OTHERWISE BE C0NST12UED AS A
<br />COMMITMENT TO MAKE ADDITIONAL LOANS OF ANY KIND OR IN ANY
<br />AMOUNT),
<br />all of which indebtedness is herein referred to as the "Indebtedness", Trustor does
<br />hereby irrevocably grant and convey to Trustee, in trust, with power of sale, the
<br />following described property located in the County of Hall, State of Nebraska:
<br />The West Half of the Southwest Quarter (W'~ SW's) of Section
<br />3, Township 11 North, Bange 10 West of the 6th P.M., Hall
<br />County, Nebraska.
<br />TOGETHER WITH (i) ali the buildings, structures and other improvements now
<br />or hereafter erected on the property, and (ii} all fixtures of every type and descrip-
<br />tion now or hereafter found ar used upon or appurtenant to the property or any im-
<br />provement thereon; and (iii) all additions, accessions, increases, parts, fittings,
<br />accessories, or replacements, substitutions, betterments, repairs and proceeds of or
<br />Co any or all of the foregoing; and {iv) all hereditaments, easements, appurtenances,
<br />rents, issues, profits, royalties in mineral, oil and gas rights now and hereafter
<br />pertaining to the property or any improvement or fixture thereon (all of the fore-
<br />going are herein called the "Property").
<br />Trustor warrants and covenants that Trustor is ].awfully seized in fee
<br />simple of the Property, has the right and power to convey the Property, that the
<br />Progerty is free from liens, security interests and encumbrances, and that Trustor
<br />wiil warrant and defend title to the Progerty against all claims and demands whether
<br />now existing or hereafter arising, and that ail buildings, improvements and fixtures
<br />now or hereafter located on the Property are or will he located entirely within the
<br />boundaries of the Property. The foregoing warranties shall survive the exercise of
<br />the gower of sale herein conferred and/or foreclosure of this Trust Deed and shall
<br />run with the Property,
<br />TRUSTOR FURTHER COVENANTS AND AGREES AS FOLLOWS:
<br />1. A~lication of Payments. All payments received by Lender as to any
<br />indebtedness or as to any other debt, liability or obligation owed to Lender by
<br />Borrower may be applied by Lender to the payment of the lndebtedness or to any such
<br />other debt, liability or obligation, in any order or manner of apglicatiou which
<br />Lender, in its absolute discretion, deems appropriate. Unless otherwise elected by
<br />Lender, any such payment shalt be deemed applied first to the payment of any debt,
<br />liability or obligation other than the Note.
<br />2. Taxes; Charges; Liens. Trustor will pay all taxes and assessments
<br />before the same become delinquent and will otherwise keep the property free from all
<br />liens not subordinate to this Trust Deed and upon written demand of Lender, will
<br />prowptly pay and procure the release of any lien, whether arising prior or subsequent
<br />to the execution of this Trust Deed, which in any way may, in the judgment of Lender,
