JOHNSTON, husband and wife, convey to GRANTEES, as tenants in common, the following described real estate (as defined in Section 76-201, R.R.S. 1943) in Hall County, Nebraska: Lot Fifteen (15), Heritage Acres Subdivision, in the City of Grand Island, Hall County, Nebraska, as surveyed, platted and recorded, subject to covenants, conditions, restrictions, reservations, easements of record, visible easements and zoning ordinances, laws and regulations. GRANTORS jointly and severally covenant with GRM~TEES: (1) GRANTORS are lawfully seised of the real estate; (2) the real estate is free from encumbrances except for covenants, conditions, restrictions, reservations, easements of record, visible easements, and zoning ordinances, laws and regulations; (3) GRANTORS have legal power and lawful authority to convey the real estate; and (4) GRANTORS warrant and will defend title to the real estate against the lawful claims of all persons.
