<br />SURVIVORSHIP WARRANTY DEED

<br />AUGUST P. MULLER and ,JOSEPHINE MULLER, husband and wi fe,
<br />herein called the Grantors, in consideration of TEN DOLLARS
<br />($10.00) AND OTHER GOOD AND VALUABLE CONSIDERATION received from
<br />Grantees, do grant, bargain, sell, convey and confirm unto
<br />AUGUST P. MULLER and TJORETTA MARTE ;VINDLE, as ioint tenants with
<br />right of survivorship and not as tenants in common, herein called
<br />the Grantees, the following-described real estate in Hall County,
<br />Nebraska: '

<br />The Southeast Quarter (SF.~) OT Section Four
<br />(4), Township Twelve (12\ North, Range Ten
<br />(10) West of the 6th P.M., Hall County,
<br />Nebraska,
<br />
<br />TO HAVE AND TO HOLD the above-described premises together
<br />with all tenements, hereditaments and appurtenances thereto
<br />belonging unto the Grantees and to thei= assigns, or to the heirs
<br />and assigns of the survivor of them forever.
<br />
<br />Grantors do hereby covenant with the Grantees that Grantors
<br />are lawfully seized of said premises, that they are free from
<br />encumbrance: that they are conveyed subiect to covenants,
<br />conditions, restrictions, reservations and easements of record:
<br />that Grantors have good right and lawful authority to convey the
<br />same: and that Grantors warrant and will defend the title to said
<br />premises against the lawful claims of all persons whomsoever.
<br />
<br />It is the intention of all parties hereto that in the event
<br />of the death of either of the Grantees, the entire fee simple
<br />title to the real estate shall vest in the surviving Grantee.
