<br />Constance C. Bourbon, a single woman, herein called the
<br />Grantor, for and in consideration of the sum of Twenty
<br />Thousand and no/100 Dollars ($20,000.00) received from
<br />Grantee, does hereby grant, bargain, sell, convey and confirm-
<br />urto Bl° .^ho J. Ference, .~ single :roman, the fallowing
<br />described real estate situated in Hall County, Nebraska:
<br />A one-half interest in and to the following
<br />described real estate:
<br />A part of Lot Fifteen (15) of the County Subdivision of
<br />part of South Half of the Southeast Quarter (S1/25E1/4)
<br />of Section Sixteen (16), in Township Eleven (11) North,
<br />Range Nine (9) t7est of the 6th P.i~3., more particularly
<br />described as follows: Beginning at the Southeast
<br />corner of said Lot Fifteen (15), proceeding thence
<br />North along the easterly boundary of such Lot Fifteen
<br />(15), Eighty (80) feet; thence West at right angles a
<br />distance of Seventy-Eight (78) feet; thence South at
<br />right angles a distance of Eighty (80) feet, to the
<br />South boundary of said Lot Fifteen (15); thence East at
<br />right angles a distance of Seventy-Eight (78) feet to
<br />the point of beginning, said Lot having a frontage of
<br />Eighty {86) feet on South Cleburn Street and a frontage
<br />of Seventy-Eight (78) feet on West John Street, in the
<br />City of Grand Island, Hall County, Nebraska.
<br />TO HAVE AND TO BOLD ±he premises above described,
<br />together with all the tenements, hereditaments and appurtenances
<br />thereunto belonging, unto the said Grantee and to Grantee's
<br />heirs and assigns forever. And I hereby covenant with the
<br />said Grantee and with Grantee's heirs and assigns, that I am
<br />lawfully seized of said premises, that they are free from
<br />encumbrance, except a mortgage loan at F.'irst Federal Savings
<br />and Loan Association of r,;ncoln ?_n brand Island on the real
<br />estate, which loan is recorded in the Hall County Register
<br />of Deeds Office as Document No. 78-007203, which mortgage
<br />loan Grantee assumes and agrees to pay, and that I have good
<br />right and lawful authority to sell the same; and I hereby
<br />covenant to warrant and defend the title to said premises
<br />against the lawful claims of all persons whomsoever. And
<br />the said Grantor hereby relinquishes all right, title, claim
<br />and interest ir: and to the above described premises.
