<br />WILLIAM B. HIGHT and VIRGINIA E. HIGHT, husband and
<br />wife, each in his and her own right and as spouse of the
<br />other, herein called the Grantors, for and in consideration
<br />of the sum of ONE DOLLAR ($1.00) and love and affection,
<br />received from Grantee, do grant, bargain, sell, convey and
<br />confirm unto RUTH ANN BOEKA, the following described real
<br />estate situated in Hall County, Nebraska:
<br />
<br />An undivided one-fourth interest in and to Lots Two
<br />(2) and Nine (9), and the vacated alley between those
<br />lots, all in Block Twenty-Seven (27), Schimmer's
<br />Addition to the City of Grand Island, Hall County,
<br />Nebraska.
<br />
<br />The conveyance of this one-fourth interest in the real
<br />estate, when combined with the conveyance of another one-
<br />fourth by deed from the same Grantors, makes Grantee the
<br />owner of an undivided one-half interest in all of said real
<br />estate.
<br />
<br />TO HAVE AND TO HOLD the premises above described,
<br />together with all the tenements, hereditaments and appurtenances
<br />thereunto belonging, unto the said Grantee and to Grantee's
<br />heirs and assigns forever. And we hereby covenant with the
<br />said Grantee and with Grantee's heirs and assigns, that we
<br />are lawfully seized of said premises, that they are free
<br />from encumbrance, except easements of record, and that we
<br />have good right and lawful authority to sell the same; and
<br />we hereby covenant to warrant and defend the title to said
<br />premises against the lawful claims of all persons whomsoever.
<br />And the said Grantors hereby relinquish all right, title,
<br />claim and interest in and to the above described premises.
<br />
