84 ---~ ti~~oo~5 <br />(b) All remedies provided herein are distinct <br />and cumulative to any other right afforded <br />by law or equity, and may be exercised <br />concurrently, independently or successively. <br />(c) The covenants and agreements contained <br />herein shall bind, and the rights inure <br />to, the respective st.ccessors and assigns <br />of the -Mortgagor and the Mortgagee. <br />(d) All covenants and agreementsof the Mortgagor <br />are joint and several. <br />(e) The headings of the paragraphs of this. <br />Mortgage are for convenience only and <br />shall not be used to interpret or define <br />the provisions hereof. <br />(f) Mortgagor shall pay to the Mortgagee a <br />late charge of 5 percent of any monthly <br />installment not received by the Mortgagee <br />within 15 days after the installment is <br />due. <br />(q) tortgagor may prepay the principal amount <br />outstanding in whole or in part. The <br />Mortgagee may require that any partial <br />prepayments (i) be made on the date monthly <br />installments are-due and (ii) be in the <br />amount of that part of one or mare monthly <br />installments which would be applicable <br />to principal. Any partial prepayment shall <br />be applied against the principal amount <br />outstanding and shall not postpone the due <br />date of any subsequent monthly installments <br />which would be applicable to principal. <br />Any partial prepayment shall be applied <br />against the principal amount outstanding <br />and shall not postpone the due date of any <br />subsequent monthly installments or change <br />the amount of such installments, unless the <br />Mortgagee shall otherwise agree in writing. <br />12.
