<br />TO HAVE AND TO HOLD the pmp«ty unto the Government and its assigns forever in Fee simple,
<br />BORROWER for Borrower's self, Borrow«'s heirs, executors, administrators, successors and assigns WARRANTS THE
<br />TITLE to the property to the Gov«nmentag ainst all lawful claims and demands whatwerer except an liens, encumbrances,
<br />easettteats, reservations, or conveyances specified hereinabove, and COVENANTS AND AGREES as follows:
<br />{I) To pay promptly when due any indebtedness to the Gov«nment hereby secured and to indemnify and save hum-
<br />less the Government against loss under its insurance of payment of the note by reason of any default by BarrOW«. Ae all
<br />times when the note is held by an insured hold«, Borrow« shall continue to make payments on the note to the Government,
<br />u rn(lection agent for the holder.
<br />(2) To pap to the Government such fees and oth« charges as may now or h«eafter be required by regulations of the
<br />Fum«s Home Administration
<br />(3) tf required by the Gov«nnrent, to make additional monthly payments of 1(12 of the estimated annual taxes,
<br />assessments, insurance premiums and oth« charges upon the mortgaged premises.
<br />(4) Whethu ar not the note is insured by the Gorernmrnt, the Government may at any time pay any other amounts
<br />required h«ein to be paid by Borrow« and not paid by Borrow« when due, as well as any costs and expenses for the pre-
<br />servation, proracdon, or enforcement of this lion, as advances for the account o[ Borrow«, All such advances shall beaz
<br />ins«eu at the rate borne by the note which has the highest int«est rate.
<br />(5) All advances by the Gov«nmmt as described in this instmment, with int«est, shall be immediately due and pay-
<br />able by Borrow« to the Gov«nment without demand st the pace designated in the latest note and shall be secured hereby.
<br />No such advance byp the Government shall relieve Borrow« from breach of Borro,ver's covenant to pay. Such advances,
<br />with ins«est, shall be repaid from the first available collections received from Borrower. Otherwise, any payment made by
<br />Borrow« may be applied on the note or any indebtedness to the Government secured h«eby in any ord« the Government
<br />det«miaes. ,
