BELLOWS and BARBARA A. BELLOWS, husband and <br />wife, conveys to GRANTEES, as tenants in common, the following <br />described real estate {as defined in Section ?fi-201 of the Revised <br />Statutes of Nebraska, 1943) in Hall County, Nebraska: <br />The Easterly One-Third (E 1!3) of Lot Eight (8) in Block <br />Fifty-Four (54 ), Original Town, now City of Grand Island, <br />Hall County, Nebraska, as surveyed, platted and recorded, <br />except the triangular parcel of ground in the Northeasterly <br />corner of said Lot Eight (8), conveyed to the City of <br />Grand Island, Nebraska, by Special Warranty Deed, recorded <br />in Book 96, Page 562, of the Register of Deeds Office, <br />Hall County, Nebraska, subject to all party-wall agree- <br />ments of record. <br />GRANTOR covenants jointly and severally with GRANTEES that: <br />1. GRANTOR is lawfully seised of the real estate and the real <br />estate is free from encumbrances except easements and restric- <br />tions of record; <br />2. GRANTOR has legal power and lawful authority to convey the real <br />estate; and <br />3.
