<br />MORTGAGE
<br />THIS INDENTURE, Made and Executed this 8th day of
<br />February, 1983 by and between InterFirst Bank Houston N.A:
<br />(the "Bank"), whose mailing address is P.O. Box 2555,
<br />Houston, Texas 77252, and Diamond Plastics Corporation, a
<br />Delaware corporation, (hereinafter called "Grantor", whose
<br />mailing address is 1125 17th Street, Suite 1880, Denver,
<br />Colorado 80202.
<br />WITNESSETH, that Grantor, for and in consideration
<br />of ONE MILLION FIVE HUNDRED THOUSAND DOLLARS ($1,500,000),
<br />paid by the Bank, the receipt whereof is hereby acknowledged,
<br />has granted, bargained, sold and conveyed, and by these
<br />presents, does grant, bargain, sell and convey, unto the
<br />Bank, the real property situate in the County of Hall and
<br />State of Nebraska, described in Exhibit A attached hereto and
<br />made a part hereof,
<br />together with all the tenements, hereditaments and
<br />aggurtenances to the same belonging, and all the estate,
<br />title, claims, demands and interest of whatsoever character
<br />of Grantor of, in or to said premises or any part, thereof;
<br />together with all improvements thereon and hereafter placed
<br />thereon, and all equipment, apparatus, fixtures, inventory
<br />and all other property, now or hereafter belonging to Grantor
<br />and now or hereafter installed, used or situated on the real
<br />property herein described or the improvements thereon, includ-
<br />ing, but not limited to, all heating, lighting, refrigera-
<br />tion, plumbing, ventilating, incinerating, water-heating,
<br />cooking, dishwashing, radio, communication, electrical, and
<br />air-conditioning equipment, together with all appliances,
<br />generators, engines and machinery, elevators, pumps, motors,
<br />compressors, boilers, condensing units, disposals, range
<br />hoods, furniture, furnishings, sprinklers, wiring, pige,
<br />doors, windows, window screens, draperies, awnings, shelving,
<br />mantels, cabinets, paneling, wall coverings and floor cover-
<br />ings, and such other goads and chattels and personal property
<br />as are ever used or furnished in operating a building or
<br />buildings or in conducting any activity therein, upon the
<br />real property herein described, and all renewals, replace-
<br />ments-and substitutions thereof and additions and accessions
<br />thereto, whether or not the same are or shall be attached to
<br />the realty in any manner, together with all building materi-
<br />als and equipment now or hereafter delivered to such premises
<br />and intended to be installed thereon, it being Grantor's
<br />intetiitian that to the extent permitted by law all such proper-
<br />ty1~ or wi13 be fixtures upon, and be a gars of, the real
<br />property above described.
