<br />200807751 <br /> <br />agency having jurisdiction thereof, relating to any portion of the <br />condominium property shall be corrected, by and at the sole <br />expense of the unit owners or the Executive Board, whichever <br />shall have the obligation to maintain or repair such portion of <br />the condominium property. <br /> <br />(e) The Executive Board shall have authority to proscribe the <br />storage of fuel, explDsives, chemicals and any other material <br />it deems hazardous in units Dr garages. <br /> <br />Section 2. Rules of CDnduct. <br /> <br />Rules and regulatiDn concerning the use Dfthe units, the garages and the commDn <br />areas and facilities, including the limited commDn areas and facilities, and any subjects set <br />fDrth in the Master Deed and DeclaratiDn, may be promulgated and amended by the <br />Executive Board. CDpies of such rules and regulatiDns shall be furnished by the Executive <br />Board to each unit Dwner priDr to the time when the same shall become effective. <br /> <br />Section 3. Rioht of Access. <br /> <br />A unit Dwner shall grant a right of access tD his unit Dr garage to the manager and/Dr <br />managing agent andlor any other person authDrized by the Executive BDard, the manager <br />or the managing agent, fDr the purpose Df making inspectiDns or fDr the purpDse of <br />correcting any cDnditiDn Driginating in his unit or garage and threatening another unit Dr <br />garage Dr a commDn area or facility, or fDr the purpDse of perfDrming installatiDns, <br />alterations or repairs to the mechanical or electrical services or other facilities in his unit <br />Dr garage or elsewhere in the buildings, provided that requests fDr entry are made in <br />advance and that any such entry is at a time reasonably convenient tD the unit or garage <br />owner. In case of an emergency, such right Df entry shall be immediate. whether the unit <br />or garage owner is present at the time or not. <br /> <br />Section 4. Abatement and EniDinino of ViolatiDns. <br /> <br />The violation of any rule Dr regulation adDpted by the Executive Board Drthe breach <br />of any of these By-Laws cDntained herein, Dr the breach of any provisiDns Df the Master <br />Deed and Declaration,.shall give the Executive BDard the right. in addition tD any other <br />rights set forth in these By-Laws: <br /> <br />(a) To enter into the unit or garage in which, or as to which, such <br />viDlation or breach exists and to summarily abate and remove, <br />at the expense of the defaulting unit Dr garage Dwner, any <br />structure, thing or condition that may exist therein contrary to <br />the intent and meaning Df the prDvisiDns hereof, and the <br />Executive BDard shall not thereby be deemed guilty in any <br />manner of trespass. <br /> <br />(b) TDenjDin, abate or remedy by appropriate legal proceedings, <br />either at law or in equity, the continuance of any such breach. <br /> <br />(c) To deny partially or wholly access tD, benefit from, Dr use Df all <br />Dr any facilities, functions, or services, or suspend, partly Dr <br />whDlly of all Dr any rights Dr privileges Df membership or any <br />Dther disciplinary action directed by the Executive Board. <br /> <br />13 <br />
