<br />ARTICLE III. NUMBER OF UNITS
<br />
<br />The anticipated number of units to be created is thirty (30). The number of units
<br />previously created was twenty-two (22), with another two (2) being created herein, and by
<br />the exercise of special declarant rights, the right to create an additional six (6) units subject
<br />to further amendment of the Declaration to add more units and additional real estate
<br />owned by Rudolf F. Plate and Jeannice R. Plate, husband and wife, and Tim C. Plate, a
<br />single person; and Larson Construction, Inc.
<br />
<br />ARTICLE IV. BOUNDARIES
<br />
<br />The boundaries of each unit, including the unit's identifying number, are shown on
<br />Exhibit "A" (plat and plan) as it pertains to Units One (1) and Two (2) on Lot One (1),
<br />Westwood Park Seventh Subdivision to the City of Grand Island, Hall County Nebraska;
<br />as it pertains to Units Three (3) and Four (4) on Lot Two (2), Westwood Park Seventh
<br />Subdivision to the City of Grand Island, Hall County, Nebraska; as it pertains to Units Five
<br />(5) and Six (6), on Lot Three (3), Westwood Park Seventh Subdivision to the City of Grand
<br />Island, Hall County, Nebraska; as it pertains to Units Seven (7) and Eight (8) on Lot Two
<br />(2), Westwood Park Ninth Subdivision to the City of Grand Island, Hall County, Nebraska,
<br />previously Lot Four (4) and part of Lot Five (5), Westwood Park Seventh Subdivision to the
<br />City of Grand Island, Hall County, Nebraska; as it pertains to Units Nine (9) and Ten (10),
<br />on Lot One (1), Westwood Park Ninth Subdivision to the City of Grand Island, Hall County,
<br />Nebraska, previously part of Lot Five (5) and all of Lot Six (6), Westwood Park Seventh
<br />Subdivision to the City of Grand Island, Hall County, Nebraska; as it pertains to Units
<br />Thirteen (13) and Fourteen (14), on Lot Seven (7), Westwood Park Seventh Subdivision
<br />to the City of Grand Island, Hall County, Nebraska; as it pertains to Units Fifteen (15) and
<br />Sixteen (16) on Lot Eight (8), Westwood Park Seventh Subdivision to the City of Grand
<br />Island, Hall County, Nebraska; as it pertains to Units Seventeen (17) and Eighteen (18),

<br />County, Nebraska; as it pertains to Units Twenty-seven (27) and Twenty-eight (28) on Lot

<br />Nebraska and as it pertains to Units Twenty-one (21) and Twenty-two (22) on lot Twenty-
<br />three (23), Westwood Park Seventh Subdivision to the City of Grand Island, Hall County,
<br />Nebraska. The boundaries are the unfinished surface of the outer most interior walls,
<br />fireplace openings, if any, up to the flue in the closed position, the unfinished service of the
<br />ceiling immediately below the roof as indicated for each separate unit upon the attached
<br />Exhibit "A" and the extension of those surfaces where the unit includes unenclosed space.

<br />ARTICLE V. COMMON ELEMENTS
<br />
<br />The common elements are all portions of the condominium other than the units,
<br />including the perimeter block wall, which shall be a general common element. The limited
<br />common elements, other than those shown on Exhibit "A" are:
<br />
<br />(a) If any chute, flue, duct, wire, conduit, bearing wall, bearing
<br />column or any other fixture lies partially within and partially
<br />outside the boundaries of a unit, any portion serving only that
<br />unit is a limited common element allocated to that unit, and any
<br />portion serving more than one unit or any portion of the
<br />common element is a part of the common elements.
<br />
<br />(b) Any shutters, awnings, window boxes, doorsteps, stoops, porches,
<br />balconies, patios and all exterior doors and windows or other fixtures
<br />designed to serve a single unit, but located outside that unit's
<br />boundaries, are limited common elements allocated to that unit.
