<br />existing under and by virtue of the laws of the State of Nebraska,
<br />for and in consideration of REDEMPTION OF STOCK, receipt of which
<br />is hereby acknowledged, does hereby convey to OSCAR D. ERIVES, a
<br />married person, Grantee, the following described real estate in
<br />Hall County, Nebraska:

<br />demand whatsoever of said Grantor, of, in or to the same, or any

<br />(1) is lawfully seized of such real estate and that it is
<br />free from encumbrances except as stated herein;
