<br />WHEREAS, the within named Grantor is the Trustee under the terms of a certain Deed of Trust
<br />dated February 2, 2006 and filed for record in the Office of the Register of Deeds of Hall County,
<br />Nebraska, February 7,2006 as Instrument No. 200601090 wherein Todd Friesen and Lori Friesen,
<br />husband and wife were identified as Trustors;
<br />
<br />WHEREAS, said Trustee has upon default of the Trustors of the obligations contained in such
<br />Deed of Trust caused such Notice of Default and Notice of Sale to be filed, given and published as
<br />required by Nebraska Trust Deeds Act contained in Chapter 76, Article 10, of the Nebraska Trust Deeds
<br />Act;
<br />
<br />WHEREAS, a public sale of the real estate hereinafter described was conducted on the date and
<br />at the time and place designated in the Notice of Sale; and
<br />
<br />WHEREAS, the within named Grantee offered the highest bid at such public auction.
<br />
<br />NOW, THEREFORE, 1, THOMAS A. EMERTON, Trustee under a certain Deed of Trust dated
<br />February 2, 2006, filed for record with the Register of Deeds of Hall County, Nebraska, of February 7,
<br />2006 as Instrument No. 200601090, herein called the Grantor, for and in consideration of the sum of
<br />Fifty Thousand and no/100 Dollars ($50,000.00), as credit against the indebtedness secured by such Deed
<br />of Trust received from Grantee as holder of the beneficial interest in such Deed of Trust, does hereby
<br />quitclaim, grant, bargain, sell, convey, and confirm unto RICHARD E. RIBF', herein called the Grantee,
<br />the following-described real estate in Hall County, Nebraska:
<br />
<br />Lot Two (2), Rief Standeven Subdivision in Hall County, Nebraska, less and
<br />excepting therefrom a tract of land conveyed to the State of Nebraska, Department
<br />of Roads by deeds recorded in the Register of Deeds office, Hall County,
<br />Nebraska as Document Numbers 200308995 and 200313515 and Correction Deed
<br />of Correction recorded as Document Number 200602390.
<br />
<br />TO HA VE AND TO HOLD the premises above described, together with all the buildings,
<br />improvements, hereditaments and appurtenances thereunto belonging, unto the said Grantee and to
<br />Grantee's heirs, successors and assigns forever.
