<br />TRUSTEE'S DEED
<br />
<br />KNOW ALL MEN BY THESE PRESENTS:
<br />
<br />THA T Michael F. Kivett, Attorney at Law duly licensed to practice in the State of Nebraska,
<br />Trustee, in the exercise of the power of sale conferred upon him, does hereby execute and deliver this
<br />indenture,
<br />
<br />WITNESSETH THAT:
<br />
<br />WHEREAS, for a valuable consideration on January 6, 2004, Don Dietz and Melva Dietz,
<br />husband and wife, Trustors, executed and delivered their Deed of Trust to Michael F. Kivett, as Trustee,
<br />and CitiFinancial, Inc. (MD), as Beneficiary, conveying the real estate hereinafter described in trust, with
<br />power of sale, in accordance with the terms and provisions set forth therein; that said Deed of Trust was
<br />thereafter recorded on January 7, 2004 in the office of the Register of Deeds of Hall County, Nebraska as
<br />Instrument No. 0200400 ISO; and
<br />
<br />WHEREAS, the Trustors having defaulted in the payment of the indebtedness secured thereby
<br />and the Beneficiary having delivered to the Trustee a written declaration of default and having deposited
<br />with the Trustee all promissory notes together with Notice of Default; and
<br />
<br />WHEREAS, in compliance with Sec. 76-1006, Statutes of Nebraska, on the'2th day of July,
<br />2005, the Trustee filed a Notice of Default in the office of the Register of Deeds of Hall County,
<br />Nebraska, as Instrument No. 0200507179, which Notice fully complied with the requirements of said
<br />statute; and
<br />
<br />WHEREAS, in compliance with Sec. 76-100S, Statutes of Nebraska, on the 1st day of August,
<br />2005, the Trustee mailed by certified mail, with postage prepaid, a copy of such NotiCe of Default with
<br />the recording date shown thereon, addressed to the following interested parties, to-wit: '
