<br />200807402 <br /> <br />r. "Unit" shall have the meaning described in Section 6 hereof. <br /> <br />2. Divisions of Property Into Units. The Property, including the improvements, will be divided <br />as fee simple estates into Units as described in Plats and Plans. Each such estate shall consist <br />of a separately designated Unit and undivided interest in and to the Common Elements <br />appurtenant to such Unit and Limited Common Elements allocated to a particular Unit as set <br />forth herein. The undivided interests in the Common Elements shall be allocated among the <br />Units in the Condominium based on Section 13 (Allocated Interests) herein. <br /> <br />3. Period of Condominium Ownership. The separate condominium estates created by this <br />Declaration shall continue until this Declaration is terminated in the manner and as provided <br />in Section 36 (Termination) of this Declaration. <br /> <br />4. Ownership - Title. A Unit may be held and owned by more than one person as joint tenants, <br />or as tenants in common, or in any real property tenancy relationship recognized under the <br />laws of the State of Nebraska. <br /> <br />5. Inseparability of a Unit. Each Unit, the Limited Common Elements, and the undivided <br />interest in the Common Elements appurtenant thereto shall be inseparable and may be <br />conveyed or encumbered only as a Unit. <br /> <br />6. Description of a Unit. <br /> <br />a. The walls, floors, and ceilings are designated as boundaries of a Unit, and all lath, <br />furring, wallboard, plasterboard, plaster, paneling, tiles, wallpaper, paint, finished <br />flooring, and any other materials constituting any part of the finished surfaces thereof <br />are part ofthe Unit. Every contract for the sale of a Unit shall legally describe a Unit <br />by its identifying Unit designation, followed by the words "Northview Seventh <br />Condominiums." The location of each of the Units referenced on Schedule B hereto <br />shall be depicted on the Plats and Plans (each, a "Unit," collectively together with <br />any additional Units added at a later date, the "Units"). <br /> <br />b. After the Declaration, along with the attached Plats and Plans, has been recorded in <br />the records of the Register of Deeds of Hall County, Nebraska, every deed, lease, <br />mortgage, deed oftrust, or other instrument shall legally describe a Unit as follows: <br /> <br />Condominium Unit No. , Northview Seventh <br />Condominiums, a condominium in accordance with the <br />Declaration recorded on -1- under Instrument No. -2- of <br />the County of Hall, State of Nebraska, records. <br /> <br />Where -1- is the date this Declaration is recorded and -2- is the instrument number <br />given this Declaration upon recordation. <br /> <br />c. Every such description shall be good and sufficient for all purposes to sell, convey, <br />transfer, encumber, or otherwise affect not only the Unit and the Limited Common <br /> <br />-3- <br />
