<br />CORPORATE WARRANTY DEED
<br />
<br />ST. MARY'S CHURCH OF GRAND ISLAND, NEBRASKA, a/k/a ST. MARY'S
<br />CHURCH OF GRAND ISLAND, NEB., a Nebraska Non-profit Corporation organized and
<br />existing under and by virtue of the laws of the State of Nebraska, for and in consideration of Three
<br />Hundred Thousand Dollars ($300,000.00), receipt of which is hereby acknowledged, does hereby
<br />convey to HOPE HARBOR, INC., a Nebraska Corporation, Grantee whether one or more, the
<br />following described real estate in Hall County, Nebraska:
<br />
<br />Lots five (5), Six (6), Seven (7) and Eight (8), Block Eighty-five (85), Original
<br />Town, now City of Grand Island, Hall County, Nebraska
<br />
<br />together with all tenements, hereditaments, and appurtenances to the same belonging, and all the
<br />estate, title, interest, claim or demand whatsoever of said Grantor, of, in or to the same, or any part
<br />thereof; subject to easements and restrictions of record.
<br />
<br />Grantor covenants with the Grantees that Grantor:
<br />
<br />(1) is lawfully seized of such real estate and that it is free from encumbrances subject to
<br />easements, reservations, covenants and restrictions of record;
<br />
<br />(2) has legal power and lawful authority to convey the same;
<br />
<br />(3) warrants and will defend the title to the real estate against the lawful claims of all
<br />persons.
