<br />THIS DEED OF TRUST is made this 31st day of May, 2008, by and among RMA
<br />INVESTMENTS, L.L.C., a Nebraska limited liability company, herein referred to as "Trustor",
<br />whose mailing address is 2500 Wildcat Drive, Lincoln, Nebraska 68521; BRUCE I. SMITH,
<br />Attorney-at-Law, hereinafter referred to as "Trustee", whose mailing address is 104 N. Wheeler,
<br />Grand Island, Nebraska 68801; and ROGER D. ANDERSON, hereinafter referred to as
<br />"Beneficiary", whose mailing address is 3823 S. U.S. Hwy. 34, Grand Island, Nebraska 68801.

<br />For valuable consideration, Trustor irrevocably grants, transfers, conveys and assigns to
<br />Trustee, in trust, with power of sale, for the benefit and security of Beneficiary, under and sub-
<br />ject to the terms and conditions of this Deed of Trust, the Trustor's interest in the following-
<br />described property located in Hall County, Nebraska, to-wit:
<br />
<br />Lot Two (2), Commonwealth Business Park Second Subdivision, an Addition
<br />to the City of Grand Island, Hall County, Nebraska, and
<br />
<br />The South One Hundred Feet (100') of Lot Three (3), Commonwealth Business
<br />Park Fourth Subdivision, an Addition to the City of Grand Island, Hall County,
<br />Nebraska,
<br />
<br />together with all improvements, fixtures and appurtenances located thereon or in any way per-
<br />taining thereto, and the rents, issues, profits, reversions and the remainders thereof, including all
<br />such personal property that is attached to the improvements so as to constitute a fixture, all of
<br />which, including replacements and additions thereto, are hereby declared to be a part of the real
<br />estate conveyed in trust hereby, it being agreed that all ofthe foregoing shall be hereinafter
<br />referred to as the "Property".
<br />
<br />FOR THE PURPOSE OF SECURING:
<br />
<br />(a) the payment of indebtedness evidenced by that certain
<br />Promissory Note due from Michael D. Anderson and Barbara A.
<br />Anderson, husband and wife, dated May 31, 2008 in the principal sum of
<br />FIVE MILLION AND NOll 00 DOLLARS ($5,000,000.00) in favor of
<br />Beneficiary, together with interest at the rate provided therein and any and
<br />all renewals, modifications and extensions of such note, both principal and
<br />interest on the note being payable in accordance with the terms set forth
<br />therein, which by this reference is hereby made a part hereof;
<br />
<br />(b) the payment of indebtedness arising under and as evidenced
<br />by the personal guaranty of Michael D. Anderson and Barbara A.
<br />Anderson, husband and wife, of that certain Promissory Note due from
<br />A.A.I., Inc., a Nebraska corporation dated May 31, 2008 in the principal
<br />sum of Five Million and NollOO Dollars ($5,000,000.00) in favor of
<br />Beneficiary together with interest at the rate provided t herein and any and
<br />all renewals, modifications and extensions of such note, both principal and
<br />interest on the note being payable in accordance with the terms set forth
<br />therein, which by this reference is hereby made a part hereof; and
<br />
<br />(c) the performance of each agreement and covenant of Trustor
<br />herein contained.
