<br />containing 5.831 acres, more or less, and more particularly described as follows: Beginning at a point on
<br />the West line of said Section Thirty Four (34), said point being Eight Hundred Sixty Two and One Tenths
<br />(862.1) feet South of the Northwest Quarter of said Section Thirty Four (34), thence Southerly along the

<br />153 acres, more or less, excepting a tract conveyed to Gerald Spiehs and Twila Spiehs
<br />recorded in Book 178, Page 214, containing 6 acres more or less; and excepting also a one acre
<br />tract to School District No. 31, recorded in Book 22, Page 54

<br />GRANTOR covenants with GRANTEE that GRANTOR:

<br />(1) is lawfully seised of such real estate and that it is free from encumbrances except
<br />for easements, covenants, restrictions of record and public road right of way;
<br />
<br />(2) has legal power and lawful authority to convey the same;
<br />
<br />(3) warrants and will defend title to the real estate against the lawful claims of all
<br />persons.
