<br />May 27,2005, by TARA L. PHELAN and JOSEPH A. PHELAN, wife and husband, Trustors,
<br />in favor of HOME FEDERAL SAVINGS AND LOAN ASSN. OF GRAND ISLAND, as
<br />Beneficiary, and COMMERCIAL FEDERAL BANK, A FEDERAL SAVINGS BANK, as
<br />Trustee, and which was filed for record on May 31,2005, as Instrument No. 2005-04866, of the
<br />Mortgage Records of Hall County, Nebraska. Said Deed of Trust was assigned by the original
<br />Beneficiary, HOME FEDERAL SAVINGS AND LOAN ASSN. OF GRAND ISLAND to
<br />MORTGAGE ELECTRONIC REGISTRATION SYSTEMS, INC., by virtue ofan Assignment
<br />dated May 27,2005, and filed for record on June 23, 2005, as Instrument No. 2005-05663 ofthe
<br />Mortgage Records of Hall County, Nebraska and subsequently assigned to U.S. BANK, N.A., by an
<br />assignment dated April 4, 2008 and filed for record on April 10,2008, as Instrument No. 2008-
<br />02998 of the Mortgage Records for Hall County, Nebraska. GREGORY L. GALLES has been
<br />appointed as Successor Trustee, replacing COMMERCIAL FEDERAL BANK, A FEDERAL
<br />SAVINGS BANK, by virtue of a Substitution of Trustee filed for record in the Register of Deeds
<br />Office of Hall County, Nebraska. Said Deed of Trust conveys property legally described as follows:

<br />LOT FOUR (4), BLOCK THIRTEEN (13), WALLICH'S ADDITION, CITY OF GRAND ISLAND,
<br />HALLCOUNTY,NEBRASKA.

<br />Said default under the terms of the Deed of Trust has occurred by virtue of the non-payment of the installment
<br />payments due under the Deed of Trust. In addition, Trustors are hereby liable to the Successor Trustee,
<br />GREGORY L. GALLES, for all fees and costs associated with this default and recoverable pursuant to
<br />Nebraska statute ~ 76-1012.
<br />
<br />By virtue of said default, Successor Trustee has determined to sell or cause to be sold the trust property
<br />to satisfy the obligation referred to above.
<br />
<br />The default may be cured within one (1) month of the filing of this Notice, and the obligation and
