<br />TRUSTEE'S DEED
<br />
<br />This instnunent, made this 1 st day of May, 2008, between Eric H. Lindquist, a member of
<br />the Nebraska State Bar Association, Successor Trustee, hereinafter called "Grantor", pursuant to a
<br />power of sale contained in that certain Deed of Trust recorded on January 3, 2006 as Instnunent No.
<br />0200600046 in the office of the Register of Deeds of Hall County, Nebraska, and Deutsche Bank
<br />National Trust Company, as Trustee, in trust for the registered holders of Argent Securities Inc.,
<br />Asset-Backed Pass-Through Certificates, Series 2006-W2 , hereinafter called "Grantee."
<br />
<br />WHEREAS, on February 7, 2008, Grantor, executed a Notice of Default pursuant to which
<br />notice was given to Aaron Timmens, Trustor, under that certain Deed of Trust recorded on January
<br />3, 2006 as Instnunent No. 0200600046 in the office of the Register of Deeds of Hall County,
<br />Nebraska, covering that certain premises described as:
<br />
<br />Lot One (1), Steele Subdivision, in the City of Grand Island, Hall County,
<br />Nebraska,
<br />
<br />that a breach of an obligation for which the trust property was conveyed had occurred, and setting
<br />forth the nature of such breach and of his election to sell or cause to be sold such property to satisfy
<br />the obligation. Said Notice of Default was filed for record in the Office of the Register of Deeds of
<br />Hall County, Nebraska, on February 11,2008, as Instrument No. 200801059.
<br />
<br />A copy of such Notice of Default was thereafter mailed to all parties entitled to notice
<br />pursuant to said Deed of Trust and in compliance with Neb. Rev. Stat. ~76-1008.
<br />
<br />Subsequent thereto, beginning on March 21, 2008, Grantor caused to be published in The
<br />Grand Island Independent, a newspaper having a general circulation in Hall County, Nebraska, a
<br />Notice of Trustee's Sale setting forth a description of the property to be sold and stating that the
<br />described property would be sold at public auction to the highest bidder for cash or certified or
<br />cashier's check, at the lower level lobby of the Hall County Courthouse, 1 st & Locust Street, Grand
<br />Island, Hall County, Nebraska at 2:00 p.m. on April 30, 2008. Publication of such notice was made
<br />for five consecutive weeks on March 21, 2008, March 28, 2008, April 4, 2008, April 11, 2008 and
<br />April 18, 2008, the last publication being at least ten (10) days but not more than thirty (30) days
<br />prior to the date of sale.

<br />entitled to notice pursuant to said Deed of Trust and in compliance with Neb. Rev. Stat. ~76-1008.

<br />Pursuant to said Notice of Trustee's Sale, John B. McDermott, attorney for Grantor, did at
<br />the time and place mentioned in said Notice of Trustee's Sale, offer said property for sale at public
<br />auction, and did sell the same to Grantee for the sum of $104,377.74, it being the highest bidder
<br />therefor.

<br />NOW, THEREFORE, in consideration of the premises and of the sum of $104,377.74 so
<br />bid and paid as aforesaid, I, Grantor, do hereby grant and convey unto said Grantee, its successors
<br />and assigns forever, all the estate, right, title and interest of which the said Aaron Timrnens, and his
<br />successors in interest, were seized or possessed at the time said Deed of Trust was given, or at any
<br />time thereafter, in and to the premises sold as aforesaid, to-wit:
