<br />TRUSTEE'S DEED
<br />
<br />KNOW ALL MEN BY THESE PRESENTS: That Ronald S. Depue, a
<br />member of the Nebraska State Bar Association and Trustee, upon a
<br />Deed of Trust made and entered into on or about August 3D, 2002, by
<br />and between Miguel Mateo Pedro, a single person, Trustor, and Bank
<br />of Clarks, formerly known as Farmers State, Bank, Beneficiary, and
<br />Ronald S. Depue, Successor Trustee, which Deed of Trust was filed
<br />on August 30, 2002, in the Register of Deeds office of Hall County,
<br />Nebraska, as Document No. 200209155, herein called the Grantor, in
<br />consideration of Fifty Thousand Dollars ($50,000.00), received from
<br />Grantee, does hereby grant, bargain, sell, convey and confirm unto
<br />Bank of Clarks, herein called the Grantee, the following described
<br />real property in Hall County, Nebraska:

<br />Part of Lot Thirteen (13) of the County Subdivision of
<br />the South Half of the Southeast Quarter (Sl/2 SE1/4) of
<br />Section Sixteen (16), Township Eleven (11) North, Range
<br />Nine (9) West of the 6th P.M., Hall County, Nebraska,
<br />more particularly described as follows, to-wit: Commenc-
<br />ing at the Northwest corner of a piece of land in said
<br />Lot Thirteen (13) (described in the deed from Christian
<br />Hamm to Anton H. Rehder recorded in Book 27, Page 402 of
<br />the Deed Records of Hall County, Nebraska), running
<br />thence Westerly along the Northerly line of said Lot
<br />Thirteen (13), 62 feet; thence Southerly at right angles
<br />180 feet, thence Easterly at right angles 66 feet, thence
<br />Northerly at right angles lS0 feet, thence Westerly at
<br />right angles 4 feet to the place of beginning, subject to
<br />the Southerly Half (81/2) of the SO-foot street known as
<br />Charles Street in the City of Grand Island, Nebraska,
<br />lying immediately Northerly of the above describ~d

<br />TO HAVE AND TO HOLD the above described premises together with
<br />all tenements, hereditaments, and appurtenances thereto belonging
<br />and to the Grantee.

<br />Grantor does hereby covenant with Grantee as follows:

<br />1. That Miguel Mateo Pedro, Trustor, failed to pay the
<br />Beneficiary payments which were contractually due and the Grantor,
<br />at the request of the Beneficiary, elected to declare the entire
