<br />This instrument, made this 12 day of September, 2005, between Eric H. Lindquist, a
<br />member of the Nebraska State Bar Association, Successor Trustee, hereinafter called "Grantor",
<br />pursuant to a power of sale contained in that certain Deed of Trust recorded on October 15, 1997 as
<br />Instrument No. 97-108581 in the office of the Register of Deeds of Hall County, Nebraska, and the
<br />Secretary of the Department of Veterans Affairs, hereinafter called "Grantee":
<br />
<br />WHEREAS, on June 28, 2005, Eric H. Lindquist, as Successor Trustee, executed a Notice of
<br />Default pursuant to which notice was given to Gerald D. Inman and Peggy 1. Inman, husband and
<br />wife, Trustors, under that certain Deed of Trust recorded on October 15, 1997 as Instrument No. 97-
<br />108581 in the office of the Register of Deeds of Hall County, Nebraska, covering that certain
<br />premises described as:
<br />
<br />Lot One (1), in Block Eight (8), in the Original Town of Doniphan, Hall County,
<br />Nebraska,
<br />
<br />that a breach of an obligation for which the trust property was conveyed had occurred, and setting
<br />forth the nature of such breach and of his election to sell or cause to be sold such property to satisfy
<br />the obligation. Said Notice of Default was filed for record in the Office of the Register of Deeds of
<br />Hall County, Nebraska, on June 30, 2005 as Instrument No. 0200505934.
<br />
<br />A copy of such Notice of Default was thereafter mailed to all parties entitled to notice
<br />pursuant to said Deed of Trust and in compliance with Section 76-1008 R.R.S. Nebraska.
<br />
<br />Subsequent thereto, beginning on August 6, 2005, Grantor caused to be published in the
<br />Grand Island Daily Independent, a newspaper having a general circulation in Hall County,
<br />Nebraska, a Notice of Trustee's Sale setting forth a description of the property to be sold and stating
<br />that the described property would be sold at public auction to the highest bidder for cash or certified
<br />sl
<br />or cashier's check, at the lower level lobby of the Hall County Courthouse, 1 & Locust Street,
<br />Grand Island, Hall County, Nebraska, at 2:00 p.m. on September 15, 2005. Publication of such
<br />notice was made for five consecutive weeks on August 6,2005, August 13,2005, August 20, 2005,
<br />August 27, 2005 and September 3, 2005, the last publication being at least ten (10) days but not
<br />more than thirty (30) days prior to the date of sale.
<br />
<br />A copy of such notice of the time and place of sale was thereafter mailed to all parties
<br />entitled to notice pursuant to said Deed of Trust and in compliance with Section 76-1008
<br />R.R.S. Nebraska.
<br />
<br />Pursuant to said Notice of Trustee's Sale, John McDermott, attorney for Eric H.
<br />Lindquist, Successor Trustee, did at the time and place mentioned in said Notice of Trustee's
<br />Sale, offer said property for sale at public auction, and did sell the same to Nationwide
<br />Advantage Mortgage Company f/k/a Nationwide Horne Mortgage Company f/k/a Allied Group
<br />Mortgage Company for the sum of $29,083.00, it being the highest bidder therefor. Nationwide
<br />Advantage Mortgage Company f/k/a Nationwide Home Mortgage Company f/k/a Allied Group
<br />Mortgage Company has assigned all of its right, title, and interest in and to such bid to Grantee.
