<br />JAYHAWK INVESTORS 101, LLC, a Kansas limited liability
<br />company, Post Office Box 442276, 730 New Hampshire, Suite 3M,
<br />Lawrence, Kansas 66044, hereby leases to THE CATO CORPORATION, a
<br />Delaware corporation, Post Office Box 34216, Charlotte, North
<br />Carolina 28234, for a term beginning October 5, 2007 and ending
<br />January 31, 2013, certain property more particularly described as
<br />follows:

<br />Certain Premises on plat as prepared by
<br />LESSOR consisting of approximately 3,710
<br />square feet, measuring approximately 53 feet
<br />by 70 feet, and as outlined in red on Exhibit
<br />A, attached hereto and hereby made a part
<br />hereof, erected or to be erected in the GRAND
<br />ISLAND PLAZA SHOPPING CENTER, on a tract of
<br />land situated in the State of NEBRASKA, County
<br />of HALL, City of GRAND ISLAND, with legal
<br />description of said land on Exhibit B,
<br />attached hereto and made a part hereof.
<br />
<br />LESSEE has the option to extend the term of this Lease to
<br />January 31, 2028.
<br />
<br />The provisions set forth in a written ease Agreement
<br />between the parties dated as of the 13r~day of L, 2007
<br />are hereby incorporated in this Memorandum of Lease.
<br />
