I am the attorney for Arnold Vialpando, Personal Representative of the <br />Joseph A. Vialpando Estate, Case No. PR07-70, pending in the Hall County, Nebraska <br />Cou rt. <br /> <br />2. Elaine Codner Thomsen, formerly known as Elaine Uldrich and formerly <br />known as Elaine Vialpando, is the mother of Joseph Vialpando. <br /> <br />3. Elaine Codner Thomsen, formerly known as Elaine Uldrich and formerly <br />known as Elaine Vialpando, transferred the above described real estate by Warranty <br />Deed to Joseph Vialpando and reserved a life estate. The Warranty Deed was dated <br />August 11, 2003 and was recorded on August 13, 2003 in the office of the Hall County <br />Register of Deeds as Instrument No. 0200310585. A copy of the Deed is attached to <br />this Affidavit as Exhibit A. <br /> <br />4. The Grantor in the above described Warranty Deed filed a Form 521 with <br />the Deed. A copy of this form is attached to this Affidavit as Exhibit B. <br /> <br />5. The transfer of this real estate to Joseph Vialpando was a gift from mother <br />to son. The Hall County Register of Deeds treated the transaction as exempt from the <br />documentary stamp tax because it was an exempt gift from parent to child (Exemption <br />No.5). <br /> <br />6. Both Elaine Codner Thomsen, formerly known as Elaine Uldrich and <br />formerly known as Elaine Vialpando, and Joseph Vi a 0 are no deceased. <br /> <br /> <br />J ~ GENERAL NOTARY.
