<br />This instrument, made this ~ day of September, 2005, between Eric H. Lindquist, a
<br />member of the Nebraska State Bar Association, Successor Trustee, hereinafter called "Grantor",
<br />pursuant to a power of sale contained in that certain Deed of Trust recorded on July 17, 2002 as
<br />Instrument No. 0200207505 of the Mortgage Records in the office of the Register of Deeds of Hall
<br />County, Nebraska, and REO Management 2004, Inc., hereinafter calIed "Grantee":

<br />WHEREAS, on June 6, 2005, Eric H. Lindquist, as Successor Trustee, executed a Notice of
<br />Default pursuant to which notice was given to Juan Aguilar-Sicla and Maria Panjoj-Aguilar,
<br />husband and wife, and Tiburcio Huaras, a single man, Trustors, under that certain Deed of Trust
<br />recorded on July 17, 2002 as Instrument No. 0200207505 of the Mortgage Records in the office of
<br />the Register of Deeds of Hall County, Nebraska, covering that certain premises described as:
<br />
<br />THE EASTERLY ONE HALF OF LOT 8, AND THE WESTERLY 32 FEET OF
<br />LOT 9, BLOCK 13, IN CHARLES WASMER'S ADDITION TO THE CITY OF
<br />GRAND ISLAND, HALL COUNTY, NEBRASKA,
<br />
<br />that a breach of an obligation for which the trust property was conveyed had occurred, and setting
<br />forth the nature of such breach and of his election to sell or cause to be sold such property to satisfy
<br />the obligation. Said Notice of Default was filed for record in the Office of the Register of Deeds of
<br />Hall County, Nebraska, on June 8, 2005 as Instrument No. 0200505 156.
<br />
<br />A copy of such Notice of Default was thereafter mailed to alI parties entitled to notice
<br />pursuant to said Deed of Trust and in compliance with Section 76-1008 RRS. Nebraska.
<br />
<br />Subsequent thereto, beginning on July 23, 2005, Grantor caused to be published in the
<br />Grand Island Daily Independent, a newspaper having a general circulation in HalI County,
<br />Nebraska, a Notice of Trustee's Sale setting forth a description ofthe property to be sold and stating
<br />that the described property would be sold at public auction to the highest bidder for cash or certified
<br />st
<br />or cashier's check, at the lower level lobby of the Hall County Courthouse, 1 & Locust Street,
<br />Grand Is}and, Hall County, Nebraska, at 2:00 p.m. on September 1,2005. Publication of such notice
<br />was maue for five consecutive weeks on July 23, 2005, July 30, 2005, August 6, 2005, August 13,
<br />2005 and August 20, 2005, the last publication being at least ten (10) days but not more than thirty
<br />(30) days prior to the date of sale.
<br />
<br />A copy of such notice of the time lli1d place of sale was thereafter mailed to alI parties
<br />entitled to notice pursuant to said Deed of Trust and in compliance with Section 76-1008
<br />R.RS. Nebraska.
<br />
<br />Pursuant to said Notice of Trustee's Sale, John McDermott, attorney for Eric H.
<br />Lindquist, Successor Trustee, did at the time and place mentioned in said Notice of Trustee's
<br />Sale, offer said property for sale at public auction, and did sell the same to Mortgage Electronic
<br />Registration Systems, Inc. for the sum of $59,415.00, it being the highest bidder therefor.
<br />Mortgage Electronic Registration Systems, Inc. has assigned all of its right, title, and interest in
<br />and to such bid to Grantee.
