20. Assignment of Rents: Appointment of Recehrer, Land or M possession. As additional security hereunder, Sorrower hereby assigns to Lender the rents of the Property, provided that Borrower shall. prior to aCCe'% afiO1 under paragraph 18 hereof or abandonment of tha Property, have the right to ca.lect and retain such rents as they become due and payable. Upon avicelsration under paragraph 18 hereof or abandonment of the property, Lender, in rwsoN byrjPnt or by Iudtcially appointed receiver, shall be entitled to enter upon, take possession of and manage the Prope-Ay and to 6A16ctthe rents of the Property in::iud'ang those peat duly.
