The foregoing power of sub- <br />stitution and the procedure shall not be exclusive <br />of the power and procedure provided for by law for <br />the substitution of a Trustee in the place of the <br />Trustee named herein. - <br /> <br />F. Trustors convenant and agree that upon any conveyance, <br />assignment or transfer of their interest in the <br />premises during the term of the loan secured hereby, <br />the Beneficiary shall have the option of declaring <br />the unpaid balance immediately due and payable. and <br />if said sum remains unpaid for ten (10) days there- <br />after, Beneficiary can cause Notice of Default to be <br />given and the premises to be sold as provided herein. <br /> <br />G. Such future advances, with interest thereon <br />shall be secured by this Deed of Trust when evidenced <br />by promissory notes stating that said notes are <br />secured hereby. At no time shall the principal amount <br />of indebtedness secured by this Deed of Trust, not <br />including sums advanced in accordance herewith to <br />protect the security of this Deed of Trust, exceed <br />the original amount of the Note plus US $ None. <br /> <br />r. The waiver by Trustee or Beneficiary of any default <br />of Trustor under this Trust Deed shall not be or <br />be de~1ed to be a waiver of any other or similar <br />defaults subsequently occurring. <br /> <br />J.
