85-- 006 413 <br />Grantor covenants (jointly and severally, if more than <br />one) with the Grantee that Grantor: <br />( l ) is lawfully seised of such real estate and that <br />it is free from encumbrances except easements and restrictions of <br />record; <br />(2) has legal power and lawful authority to convey <br />the same; <br />f3) warrants and will defend the title to the real <br />estate against the is whit claims of all persons. <br />A tract of land being part of the Southwest Quarter of the <br />Southwest Quarter (SWkSWJ) of Section Seventeen (17), Township <br />Nine (9) North, Range Nine (9) West of the Sixth Principal <br />Meridian, Hall county, Nebraska, more particularly described as <br />fellows: Referring to the Southwest corner of said Section 17; <br />thence Easterly on the South line of said Southwest Quarter a <br />distance of 67.2 feet to a point on the east right -of -way line <br />of U.S. Highway No. 34 and 281; thence Northerly on the aforesaid <br />east right -of -way line a distance of 459.7 feet; thence with a <br />deflection angle to the right of 89038'24" a distance of 74.55 <br />feet to the ACTUAL PLACE OF BEGINNING; thence continuing Easterly <br />on the afore described course a distance of 40.6 feet; thence <br />Southerly'at right angles a distance of 36.7 feet; thence Westerly <br />at right angles a distance of 40.6 feet; thence Northerly at right <br />angles a distance of 36.7 feet to the place of beginning; AND <br />A tract of land being part of the Southwest Quarter of the <br />Southwest Quarter (SW�SA) of Section Seventeen (17), Township <br />Nine (9) North.
