HARTWIG, (called Mortgagors), in consideration of FORTY THOUSAND .EIGHT HUNDRED FORTY -SEVEN AND 21/100 DOLLARS ($40,847.21) received from Mortgagee, mortgage to CONRAD J. HARTWIG, Gering, Nebraska 69341, (called Mortgagee) the following described real property (called the Premises): Lot 3, Block 6, KAY DEE Subdivision, Hall County, Nebraska, to secure the payment of an installment promissory note of this date made by Mortgagors for $40,847.21, with interest at the rate of 11% a year, payable in 51 monthly payments of $1000.00 each, and 1 final payment of $409.42. Mortgagors shall pay all taxes and assessments levied on the Premises and all other taxes levied on this mortgage or the note it secures before they become delinquent. If Mortgagor fails to pay the taxes, Mortgagee may pay the taxes and the amount so advanced, with interest at 16% a year, shall be secured by this mortgage. Mortgagors shall keep the Premises insured _`or at least $41,000, with a loss payable clause in favor of Mortgagee. In case of default in the Dayment of the principal sum or any installment thereof or of any interest thereon the day it becomes due, or in case of nonpayment of any taxes or assessments, Mortgagee may, at his option and without notice in accordance with the terms of the note secured by this mortgage, declare the whole debt secured by this mortgage to be immediately due and payable and he may foreclose this mortgage for the satisfaction thereof.
