<br />KNOW ALL MEN BY THESE PRESENTS:
<br />That JOHN R. BROWNELL, successor Trustee, upon a Deed of
<br />Trust made and entered into on or about the 9 day of May, 1984,
<br />by and between Jeffrey L. Ramirez and Teresa A. Ramirez, husband
<br />and wife, Trustors, and Lawyers Title Insurance Corporation,
<br />Trustee, and Beneficiary, Superior Mortgage, Inc., recorded as
<br />Document No. 84- 002492, in the Office of the Register of Deeds of
<br />Hall County, Nebraska, on May 9, 1984, which Deed of Trust was
<br />assigned to Federal National Mortgage Association, A Corporation,
<br />on May 9, 1984, said Assignment being recorded in the Office of
<br />the Register of Deeds of Ball County, Nebraska, on the 25 day of
<br />May 1984, and subsequently John R. Brownell was named Trustee by
<br />a Substitution of Trustee recorded in the Office of the Register
<br />of Deeds of Hall County, Nebraska, on the 4 day of September
<br />1985, as Document No. 85- 004295 and John R. Brownell, herein
<br />called the GRANTOR, in consideration of Twenty Eight Thousand Two
<br />Hundred Seventy Two Dollars and One Cent ($28,272.01) and other
<br />valuable consideration, received from GRANTEE, does hereby grant,
<br />bargain, sell, convey, and confirm unto Federal National Mortgage
<br />Association, a Corporation, herein called the GRANTEE, the
<br />following described real estate in Hall County, Nebraska:
<br />Fractional Lot Six (6), in Fractional Block Eight (8),
<br />in Ashton Place, an Addition to the City of Grand
<br />Island, Hall County, Nebraska, and Fractional Lot Two
<br />(2), in Fractional Block One (1), in Parkhill
<br />Subdivision, an Addition to the City of Grand Island,
<br />Hall County, Nebraska,
<br />to have and to hold the above - described premises together with
<br />all tenements, hereditame.nts, and appurtenances thereto belonging
<br />unto the GRANTEE and to GRANTEE'S successors and assigns forever.
<br />GRANTOR does hereby covenant with the GRANTEE and with the
<br />GRANTEE'S successors and assigns:

<br />and wife, Trustors, failed to pay the Beneficiary payments which
<br />were contractually due, and the Grantor, at the request of the

<br />2. That a Notice of Default was tiled by GRANTOR on
<br />September 4, 1985, as Document No. 85- 004305 in the Office of the
<br />Register of Deeds of Hall County, Nebraska. A copy of the Notice
<br />of Default was served upon Jeffrey L. Ramirez, 2423 West Louise,
<br />Grand Island, Nebraska 68801. and Teresa A. Ramirez, 2423 ],lest
<br />Louise, Grand Island, Nebraska 68801 by certified mail, return
<br />receipt requested, postage prepaid, on September 6, 1985;
<br />3. That Trustors, Jeffrey I.. Ramirez and Tc,resa A.
<br />Ramirez, failed to cure the default referenced in the Notice of
