<br />REAL ESTATE INVESTORS, INC., and NIELS McDERMOTT AND VIRGINIA
<br />McDERMOTT, individually, each in his and her own right, and
<br />as spouse of the other, herein called the Grantors, for and
<br />in consideration of the sum of NINE THOUSAND TWO HUNDRED FIFTY -
<br />FOUR AND 47%100 DOLLARS ($9,254.47) received from Grantee, do
<br />grant, bargain, sell, convey and confirm unto MARY MAXINE BALDWIN
<br />the following described real estate situated in Hall County,
<br />Nebraska:
<br />An undivided One -half H) intereGt in and to
<br />Lot Three (3), Fonner Third Subdivision in the
<br />City of Grand Island, Hall County, Nebraska.
<br />Subject, however, to unpaid real estate taxes and special
<br />assessments and subject to a mortgage in favor of Emma Fonner
<br />Corey which Mary Maxine Baldwin assumes and agrees to pay.
<br />TO HAVE AND TO HOLD the premises above described, together
<br />with all the tenements, hereditaments and appurtenances there-
<br />unto belonging, unto the said Grantee and to Grantee's heirs
<br />and assigns forever. And we hereby covenant with the said
<br />Grantee and with Grantee's heirs and assigns, that we are lawfully
<br />seized of said premises, that they are free from encumbrance,
<br />except as stated above, and that we have good right and lawful
<br />authority to sell the same; and we hereby covenant to warrant
<br />and defend the title to said premises against the lawful claims
<br />of all persons whomsoever. And the said Grantors hereby
<br />relinquish all right, title, claim and interest in and to the
