<br />JOINT TENANCY WARRANTY DEED
<br />GRANTORS, Richard D. Senkbeil, Sr. and Barbara A.
<br />Senkbeil, husband and wife, in consideration of the sum of
<br />SEVENTY -EIGHT THOUSAND DOLLARS ($78,000.00) paid to Richard
<br />D. Senkbeil, Jr. and Scott Robert Senkbeil, Trustees of the
<br />R & D Foundation Trust, grant and convey to Michael C. Nelsen
<br />and Jolyn K. Nelsen, husband and wife, as joint tenants and
<br />not as tenants in common, GRANTEES, the following described
<br />real estate as defined in Section 76 -201, R.R.S., 1943,
<br />situated in Hall County, Nebraska:
<br />Lot One (1), in Block Three (3), in Valley View
<br />Subdivision, in the City of Grand Island, Hall
<br />County, Nebraska, as surveyed, platted and record-
<br />ed, and
<br />The Westerly Thirty (30) feet of the Northerly one
<br />hundred fifty (150) feet of that portion of vacated
<br />Short Street, from the north right of way line of
<br />Phoenix Avenue to the South right of way line of
<br />Oklahoma Avenue in the City of Grand Island, Hall
<br />County, Nebraska, as surveyed, platted and recorded.
<br />subject to easements, covenants, conditions, reservations and
<br />restrictions of record.
<br />GRANTORS covenant with the GRANTEES, jointly and severally,
<br />that GRANTORS are lawfully siesed of the real estate and that
<br />it is free from encunberances; that GRANTORS have legal power
<br />and lawful authority to convey the real estate; and that
<br />GRANTORS warrant and will defend the title to the real estate
<br />against the lawful claims of all persons.
