JOYCE HAKE, husband and wife, each in his and her own right and as spouse of the other, herein called the Grantors, in consideration of SIXTY -FIVE THOUSAND AND NO /100 DOLLARS ($65,000.00) received from Grantee do grant, bargain, sell, convey and confirm unto MICHAEL�KOHL AND LORI 1KOHL, husband and wife, as joint tenants with right of survivorship and not as tenants in common, herein called the Grantees, the following described real estate in Hall County, Nebraska: Lot Nine (9), Block Two (Z), Ashton Place, an Addition to the City of Grand Island, Hall County, Nebraska. TO HAVE AND TO HOLD the above described premises together with all tenements, hereditaments and appurtenances thereto belonging unto the Grantees and to their assigns, or to the heirs and assigns of the survivor of them forever. And Grantors do hereby covenant with the Grantees that Grantors are lawfully seized of said premises; that they are free from encumbrance, except easements of record; that Grantors have good right and lawful authority to convey the same; and that Grantors warrant and will defend the title to said premises against the lawful claims of all persons whomsoever. It is the intention of all parties hereto that in the event of the death of either of the Grantees, the entire fee simple title to the real estate shall vest in the surviving Grantee.
