If the Buyer fails to pay any amount due under the terms of this contract whoa due, or if Buyer fails to performany of the other terms, covenants, or conditions of this contract, or if Buyer shall abandon the real estate, the whole of the indebtedness due under this contract shall, I gather with any advance made by Seller, as herein provided, and accrued interest, become due and be immediately due and payable at the option of the Seller, without notice or Demand, the some being expressly waived. Senor shall have the right, at its option, to proceed to foreclose this contract in the manner provided by lax. Failure of Seller to exercise any optional remedy herein specified at the time of any default shall not operate as a waiver of the rights of Seller to exercise suchoptional remedy for any subsequent default at any time thereafter. 7.
